Hotel Changes Cancellation Policy on Reservation

I have a reservation booked for April, no pre payment requirements and two day cancellation before arrival polity.  I received an email from the hotel stating they will automatically charge my credit card three months before arrival and the payment will be non-refundable, all due to the fact the hotels in the area are sold out.  Is this even allowed?  In all my years staying at Marriott I've never had a hotel do this.
