Flying into Nice last weekend in May but have not decided on where to stay. 2 days in Monaco, 2 days in Cannes or one night in each and how easy is it to get to each via train??
Pretty easy by train!
Monte Carlo is the best of the other two cities, (My opinion). You may have to take taxi from the Nice airport to the train station or hotel. The coastal area is very special, and it will be beautiful in May!

The trains are frequent and the journey time between these places is short.
Nice is a in good position if you intend to visit both Cannes and Monaco.
We also used the bus in this area. The traffic can be quite busy though.

It is a nice walk between the two properties.
It is easy to get to the Villa via public transport.
Monaco is the best place to visit. The Marriott hotel there is technically "not" in Monaco, hence the "Porte" in its name, but that's really technicalities since Monaco is only 2kms of coastline and easily walkable. The Marriott is across the street from Monaco! Be aware that the Monaco hotel is very difficult to get to by car and unless you're planning to to visit other places a car is really not a good idea. The best way to get to the hotel from Nice airport is the 10 minute helicopter trip, the cheapest is the bus!
Finally, if by last weekend of May you mean the last whole weekend (as opposed to the last Saturday which is 31st and Sunday being 1st June) then you should be aware that the last weekend (Sat 24th/Sun 25th) is the Monaco Grand Prix. Hotel prices in the area run at around €1000 night!

The Cap d'Ail Marriott IS tough to find even if you have stayed in the hotel before. The best way to find it is to look for the sports/arena Stadium next door. Parking is expensive in their garage, and not included during your stay. I would also recommend leaving the car in the hotel garage when visiting sites in Monaco. The hotel is an easy walk from the heli-pad, even with luggage.
Your point about The Monaco Grand Prix is a wonderful one, as I always waited to come the week-after the Grand Prix. Prices would be "Out-of-Site", along with the crowds for that event! Personally, I prefer Monte Carlo over the other cities, but all can be seen from one or the other. Here are a few extra photo's of experiences which I have enjoyed:

This was the best place to dine near The Marriott! Reasonable and very classy, sits on the water, and a short walk past the heli-pad! Make a reservation! Dined there most every night. Enjoy the beautiful ship, boats and all just outside of it's doors!
The Royal Palace Area, and The Changing of the Guard, was very memorable and enjoyable. The Aquarium along with the Auto Museum was also very special.

I've stayed both in Nice and Monaco, and actually preferred Nice. There's a lot to see in both places. If you end up in Nice, there's a wonderful restaurant called Boccacio. I've been to Cannes, but would never want to stay there.
Thank you for the suggestions. We are there the weekend after grand prix. As of right now we will do one night in Cannes and one night in Monaco using points but may change as we get closer. We had a car reserved but I am now thinking train is the best way to go.
